A New Surface Without Tearing Everything Out
Not every worn-out driveway or parking lot needs a full replacement. If the base underneath is still solid, resurfacing can give you a fresh surface at a fraction of the cost. Asphalt resurfacing (also called an overlay) involves laying a new layer of hot-mix asphalt directly over the existing pavement. When the conditions are right, it’s one of the smartest investments a property owner can make.
Brooks Brothers Driveways handles resurfacing and overlay work for homeowners, businesses, and municipalities across Northern and Central Indiana. We also provide asphalt milling, which removes the top layer of damaged pavement to create a clean, level surface before the new asphalt goes down. When you call, you talk directly with the owner. He’ll walk your property, evaluate the existing surface, and tell you honestly whether resurfacing makes sense or whether you need a more extensive repair.
A properly installed asphalt overlay typically lasts 10 to 15 years with routine maintenance. For property owners who want to restore their surface without the cost and disruption of a full tear-out, resurfacing is often the right call.

Signs Your Asphalt Needs Sealcoating
Color Has Faded From
Black to Gray
This is the most visible sign. When your driveway or lot fades from its original dark black to a dull gray, the surface has lost its protective binder to sun and weather exposure. A fresh sealcoat restores that dark finish and adds a new layer of protection.
Small Cracks Are Starting to Appear
Hairline cracks on the surface are early warning signs. If caught early, sealcoating fills these small openings and prevents water from getting in. Once water penetrates and freezes, those hairline cracks turn into much bigger problems.
Surface Feels
Rough or Looks Dry
Run your hand across the surface. If it feels gritty or sandy instead of smooth, the top layer of binder has worn away. That rough texture means loose aggregate is separating from the surface, and sealcoating is overdue.
It's Been 2 to 3 Years Since the Last Application
Sealcoating isn’t a one-time job. For the best results, driveways should be resealed every 2 to 3 years and commercial lots on a similar schedule depending on traffic. If you can’t remember the last time it was done, it’s probably time.
Oil or Fuel
Stains Are Visible
Vehicle fluids break down asphalt binder on contact. If you’re seeing dark spots where cars park regularly, sealcoating creates a barrier between those chemicals and your pavement. We clean and prep the surface before application so the sealant bonds properly.
Your Driveway Is
12 to 18 Months Old
New asphalt needs time to cure before its first sealcoat. The recommended window is 12 to 18 months after installation. If you recently had a driveway or lot paved, now is the time to schedule your first coat to start protecting your investment.
Sealcoating Services We Provide
Residential Driveway Sealcoating
Single-car driveways, double-wide pads, circular drives, and long rural lanes. We apply a consistent, even coat using commercial-grade spray equipment. Most residential driveways are completed in a few hours and ready for traffic within 24 to 48 hours.
Commercial Parking Lot Sealcoating
Retail lots, office parks, church parking lots, apartment complexes, and HOA communities. We phase commercial projects so portions of your lot can stay open during the work. Sealcoating is typically followed by fresh line striping to complete the finished look.
Crack Filling Before Sealcoat
Sealcoating works best on a properly prepared surface. We fill existing cracks with hot-pour or cold-pour sealant before applying the topcoat. This prevents water from getting underneath the new seal and ensures the coating bonds to a clean, stable surface.
Scheduled Maintenance Programs
For commercial property owners and managers who want to stay on top of their pavement maintenance, we offer scheduled sealcoating on a recurring basis. We track when your lot is due for reapplication so you don’t have to.
Why Sealcoating Matters for Your Property
Doubles the Life of Your Asphalt
Regularly sealed asphalt surfaces can last 20 to 30 years. Unsealed surfaces in the same climate typically last 10 to 15 years. That means sealcoating every few years can effectively double the usable life of your driveway or parking lot.
Protects Against Water and Freeze-Thaw Damage
Northern Indiana sees 50 to 80+ freeze-thaw cycles every winter. Each cycle pushes water into cracks, expands it, and widens the damage. Sealcoating seals those entry points and keeps water on the surface where it can drain off instead of soaking in.
Blocks UV Rays and Oxidation
Sun exposure dries out asphalt binder over time, making the surface brittle and prone to cracking. Sealcoating acts as a barrier against UV damage and slows the oxidation process that causes your pavement to age prematurely.
Restores a Clean, Professional Appearance
A fresh sealcoat brings back the deep black finish your driveway or lot had when it was new. For homeowners, that means better curb appeal. For businesses, it sends a clear signal that the property is well maintained.
Costs a Fraction of Replacement
Sealcoating costs pennies per square foot compared to the dollars per square foot it takes to repave. Staying on a regular sealcoating schedule is one of the most cost-effective ways to avoid a major paving bill down the road.
What Our Sealcoating Process Looks Like
Every sealcoating job follows the same steps, whether it’s a residential driveway or a 50,000 square-foot parking lot. We don’t cut corners on prep because the prep is what makes the difference between a coat that lasts and one that peels.
First, the crew cleans the entire surface. We remove dirt, debris, leaves, and any loose material. Oil stains and fuel spots are treated with a degreaser so the sealant bonds properly. Next, we fill any existing cracks using hot-pour or cold-pour crack sealant depending on the size and depth of the damage.
Once the surface is prepped, we apply the sealcoat using commercial-grade SealMaster spray equipment for an even, consistent layer. For most residential driveways, one to two coats is standard. Commercial lots may require additional coverage in high-traffic areas. After application, the surface needs 24 to 48 hours to cure before foot or vehicle traffic.
We check the weather forecast before every job. Sealcoating requires air and surface temperatures above 50°F and dry conditions for at least 24 hours after application. If the weather doesn’t cooperate, we reschedule rather than risk a poor result.

Tips & Advice for Northern Indiana Property Owners
Sealcoating Questions
How often should I sealcoat my driveway?
Every 2 to 3 years is the standard recommendation for residential driveways. Commercial lots with heavier traffic may need it more frequently. We can evaluate your surface and recommend a schedule based on its current condition and use.
When is the best time of year to sealcoat in Indiana?
Late spring through early fall, when temperatures are consistently above 50°F and rain is less likely. The ideal window in Northern Indiana is typically May through September. We check the forecast before every job to make sure conditions are right.
How long until I can drive on a freshly sealcoated surface?
Foot traffic is usually safe within 12 to 24 hours. Vehicle traffic should wait at least 24 to 48 hours depending on temperature and humidity. We’ll give you a specific timeline based on conditions at your property.
Can you sealcoat a brand new driveway?
Not right away. New asphalt needs 12 to 18 months to cure before the first sealcoat is applied. Applying too early can trap oils in the surface and prevent proper bonding. We’ll let you know when your new driveway is ready.
How much does sealcoating cost?
Cost depends on the size of the surface, the amount of prep work needed, and whether crack filling is included. We provide a written estimate after a site visit. Call (574) 377-1971 for a free estimate. We’re currently offering 15% off residential sealcoating.
